Upload a legal pack. Property Panther reads every document, surfaces the risk, quotes the clauses, and lets you cross-examine the whole pack in plain English.

How it works
01
Drop the ZIP or individual PDFs. Every document is classified automatically — lease, title register, searches, CPSEs, special conditions.
02
Twelve risk categories analysed in parallel. Red, amber, and green flags with the exact clause quoted and the source document linked.
03
Floating assistant with the full pack in context. Ask about break clauses, rent reviews, restrictive covenants — in plain English, with citations.
What you see
Every flag is tied to a quote from the pack. Nothing hand-waved, nothing hallucinated. If the answer isn't in the documents, Panther says “not stated in the pack” — like a good associate would.
Prash Bot
You: “What's the passing rent?”
Bot: “£24,000 p.a. per the current Timpson lease (page 3, lease_timpson.pdf). The lease expires 3 August 2026, so the rent roll is secure for under 4 months from the auction date.”
Founder note
I buy commercial property at auction — mostly shops with uppers, often at 20-40% discounts to market. The deals move fast. Legal packs land days before the sale and each one is 200 pages of lease, title, searches, CPSEs, and special conditions. Miss a restrictive covenant and you're stuck. Miss a rent review and your model's wrong. Miss a ground lease clause and your lender walks at refinance.
Solicitors do a thorough job but it takes a week and costs four figures. For a lot you might not even bid on, that's a tax on every deal you look at. Most investors — solo or running a small fund — end up triaging packs themselves at 11pm the night before auction, missing things they shouldn't miss.
Property Panther is the tool I wanted. Upload the pack, get every risk flagged against the actual clause, cross-examine it in plain English. Use it to decide whether to pay for the full legal review, or whether to walk. Your solicitor still does their job — Panther just means you stop paying to find out the deal was rubbish.

FAQ
No. It's a pre-filter. Panther tells you in minutes whether a lot is worth the legal fee. Your solicitor still runs the full review before you exchange. Every AI output ships with a disclaimer that we're not lawyers and no liability is accepted.
Every flag and answer quotes the source document verbatim. If something isn't in the pack Panther says 'not stated in the pack' rather than guessing. The model is Anthropic Claude Sonnet 4 on full-document context — no retrieval shortcuts.
We're in private beta and pricing is shaped around the volume you review. Request access and we'll agree a per-lot or flat monthly rate that makes sense for your deal flow. No lock-in.
Only the documents you upload for a specific lot, plus your stated strategy (target discount, regions, property type) so answers are tuned to you. Your data is never used to train third-party models.
Commercial, mixed-use, and standard residential legal packs. Panther is optimised for UK commercial auction lots — shops + uppers, retail, office, industrial, HMO. Pure resi conveyancing works too but the scoring is strongest on commercial.
Only you and the founder. Nothing is shared, sold, or used for marketing. We log usage for operational reasons (bugs, abuse detection) under admin-only visibility and the records are deleted on request.
Export your analysis, chats, and reports anytime. Ask us to delete and it's gone within 24 hours, including backups within 30 days.
